Ideally what Building Contract should be used for a one off house

After a while of unemployment I recently received a private commission to detail and administer the building of a 5 bedroom house, (including obtaining Building Regs approval),contract value £200,000.00. Can anybody advise should I be using the JCT Intermediate form of contract or will the Small works contract suffice?

As long as there's nothing too complicated the Minor Works contract should be plenty tight enough. However you may find that small contractors are shy of anything smacking of contractual at all.

Andy, while I can't help directly as I'm not an expert on contracts but if you are an RIBA member then don't forget that that you have access to the RIBA Information Centre, they offer a service they call their panel of Specialist Practice Consultants (SPCs) and if appropriate they can offer a free 10-15 minute consultation by phone.
